How to Navigate Section 8 Housing Inspections Successfully
Housing Quality Standards (HQS) inspections can be intimidating for new Section 8 landlords. But with proper preparation, passing inspections becomes a routine part of your business rather than a source of stress.
Understanding HQS Inspections
These inspections ensure that properties meet minimum safety standards. They are conducted by Public Housing Authorities (PHAs) before a lease starts and annually after that. Inspectors look at everything from sanitary facilities and food preparation areas to thermal environment and lead-based paint.
Pre-Inspection Preparation
30 Days Before Inspection
Review previous reports and create a deficiency correction list. This is the time to order materials and schedule any contractor work that is needed.
1 Week Before Inspection
Deep clean the entire property and paint over any peeling paint. Check that all appliances work and that every window and door locks properly. Ensure all utilities are turned on and functioning.
Common Inspection Failures and Solutions
1. Smoke Detector Issues
Missing or non-functional detectors are the number one reason for failure. Install hardwired detectors with battery backups on every level and inside each sleeping area.
2. Plumbing Deficiencies
Leaking pipes or low water pressure will trigger a fail. Repair all leaks and ensure the water heater is functioning at the correct temperature.
3. Electrical Hazards
Exposed wiring or missing outlet covers are safety hazards. Hire a licensed electrician to address these issues and install GFCI outlets in kitchens and bathrooms.

Do not panic. Failed inspections are correctable. Review the report, prioritize safety issues, and document your corrections. Most PHAs allow 30 to 60 days for you to fix the issues and schedule a re-inspection.
